Roy, Utah Details
Pioneer William Evans Baker first settled in the community in 1873, after the establishment of most other nearby towns. Initial growth occurred slowly: the settlement incorporated in 1937 and maintained few facilities until the advent of World War II sparked a rapid expansion in population with the establishment of several nearby military bases. The economy diversified during the post-war years. Planners designated the town as the fastest growing community in Weber County, Utah in 1990. The population has continued increasing gradually in size into the present day.
The majority of residents in the community list their racial background as White (76%), Hispanic (16.6%), or Multiracial (4%), with English, American, and German ancestry predominating. Over 90% of people in Roy over the age of 25 have graduated from high school, and nearly 20% possess a college degree. Although the town’s crime rate increased slightly during the past five years, it remains lower than the U.S. average.
The town maintains a public high school, two junior highs and a number of separate elementary school facilities. Although comparatively small in geographic area, it has also established at least two municipal parks. Today a portion of the northeastern border of the town adjoins the Ogden-Hinckley Airport.
The recession from 2007 to 2009 impacted many residents, causing a sharp spike in unemployment. The employment rate in September, 2015 stood at 4.1%, just slightly above the state’s average rate of 3.3%. Today, most workers in the town find employment in the manufacturing and public administration sectors. Construction and retail activities also provide jobs in the local area.
Since it lies on the outskirts of Ogden, residents can travel to nearby communities easily to obtain employment and essential household services. Many households include commuters. The average job commute for most workers in this location reportedly totals just over 21 minutes.
A Well-Qualified Property Management Firm
Households in Roy earned a median income of $65,436 during 2015, a figure slightly above the Utah average. Per capita income also exceeded the state average, perhaps a reflection of the significant number of employed upwardly mobile young workers residing here.
The zillow.com website in early May, 2017 listed the average home value in this community as $169,400. The price of properties available for sale varied widely, based upon factors such as the size, available amenities, and the type of residence. Rental asking prices ranged from $675 per month for a two-bedroom apartment to $1,425 per month for a standalone four-bedroom house.
Real estate values in the community also vary across a wide spectrum. For example, a standalone single family dwelling today typically commands a significantly higher value here than a mobile home or a unit within a large apartment complex. In 2015, the median price of mobile homes in the town stood at $34,486 and the median price of a single family detached house stood at $228,784. During that year, landlords collected a median monthly rent of $914.
Perhaps in part due to the limited geographic size of the town, the requests for single family new house construction permits fell sharply between a high of 506 in 1999 and a low of 11 in 2014 (the most recent reported year). With a population density in excess of 4,853 people per square mile, the town currently appears to possess limited available land for new large-scale residential developments.
