Formed in 1850, this county is named after the Weber River. A bridge was built to span across the river in 1903. The community is located just northeast of State Route 134 and State Route 39’s intersection. Historically, it has been known as a farming community specializing in beets. Now there are additional features such as West Weber Elementary School, Weber State University, and Ogden-Weber ATC, which are the educational institutions located within the county. The close-by Ogden-Hinckley Airport boasts commercial flights and additional services.

Ogden-Hinckley Airport hosts Northrop Grumman, Williams International, and Borsight, which are aerospace and defense companies. Close-by Ogden is a budding aerospace and advanced manufacturing collection. The Hill AirForce Base shares airspace with the Ogden-Hinckley Airport. Because of these businesses and others, the area is growing in population and in value.

According to Zillow and the Census Bureau, Weber County’s median home value is $190,100. From 2011-2015, the median value of owner-occupied housing units was $168,000. With approximately 350 homes for sale in West Weber, currently listed houses center around $230,000. Over the last year, home values have increased by 10.7%, a sizable percentage. A 3% increase is predicted over the next year.

If renting, a resident should expect a median price of $1,075. The median gross rent from 2011-2015 was $793. The current cost is lower than the nearby Ogden Metro, which claims $1,250 as a median price. Cities within Weber County, UT include Farr West, Harrisville, Hooper, Kanesville, Marriott-Slaterville, North Ogden, Ogden, Plain City, Pleasant View, Riverdale, Roy, South Ogden, Warren, Washington Terrace, West Haven, and West Warren. There were 1,053 building permits in 2015. During that time, housing units numbered 88,596 and have only risen since then.

Current Projects

According to Tamar Vaifanua at Fox 13, almost 80 new homes will be built in what is being called an ‘Agrihood,’ a neighborhood built alongside farms. Sitting on 60 acres, this neighborhood in West Weber, Utah will be surrounded by walking trails, botanical gardens, a senior assistive living center, an agricultural education center, and a grocery store advertising organic produce. A portion of the community will be set aside as open space, a key attribute that is treasured by Utah residents. The purpose of the 4-year project is to bring citizens back to the small community. Terakee Village will be the first of its kind in UT, although others like it are popping up across America. The first phase of construction is set to begin the summer of 2017.

From this new neighborhood, it is a short drive to the local Green Acres Pumpkin Patch, or All In Stitches Embroidery Shop. The Weber River and close-by mountains also afford recreation opportunities. Additional parks, such as Windsor Farms Park, are surrounded by beautiful neighborhoods. This particular park is rated as a very nice, quiet, clean locale.

Highlighted Upcoming Subdivision

Vaquero Village Cluster Subdivision will consist of 13 lots. It received preliminary approval on July 12, 2016 from the Western Weber Planning Commission. The final subdivision review was then submitted in September of 2016 for consideration. At this point, the files will be forwarded to the County Commission following approval by the County Attorney’s office. It is exciting to document the growth in this area of UT.
