Hooper, Utah Information
Located 45 miles north of Salt Lake City on the eastern shore of Great Salt Lake and delta of the Weber River, Hooper is a city of approximately 8,000 in the Ogden-Clearfield, Utah metropolitan statistical area. Despite its relative size, Hooper is a young city in the midst of a rapid population boom, over doubling in size since the city’s incorporation in 2000. Furthermore, the city lies in Weber County, which is one of the fastest growing counties in the state. Prior to the city’s incorporation, it was an unincorporated census-designated place originally settled in 1854 and formerly known as Muskrat Springs and Hooperville. The city also contains Fremont Island within its boundaries. Fremont Island is privately owned and is the third largest island in Great Salt Lake. At certain times of year when the water level is down, a land bridge connects the island to the mainland. As of May 8, 2017, the median home value in the city is $287,600, which is approximately 10% higher than the prior year and approximately $45,000 greater than the state median. The latest U.S. Census Bureau statistics report the median 2011-2015 gross rent was $1,370, which is approximately $500 above the state median.

Given the city’s recent incorporation and rapid population growth combined with its rural agrarian history, the community has a large proportion of newly built housing units, predominately single family homes. The community has attracted a growing number of young families. The latest U.S. Census Bureau reports the 2011-2015 persons per household was 3.5 and the median resident age was 33.5 years old, with 35% of residents under the age of 18 and 6.7% above the age of 65. The relatively high owner-occupied housing unit and low renter-occupied unit rates of 95.5% and 4.7%, respectively, from 2011-2015 imply a high level of stability in the community.
The city is an upper middle income area in comparison to surrounding regions and the country as a whole. The 2011-2015 median household income was $87,965, which is approximately 1.5 times the state average. Most residents work outside of the community as the mean travel time to work in 2011-2015 was 25.6 minutes per the U.S. Census Bureau. Over 30% of working residents have careers in office, management, or financial roles and over 21% of the adult population has a bachelor’s or advanced degree.
Hooper offers a unique, centrally located home base to explore many of Utah’s great cities and enjoy some of the most unique outdoor experiences in the United States. Utah’s three largest metro areas including bustling Salt Lake City, and world-famous skiing destinations such as Park City, are all within 90 miles of the community. Furthermore, the city offers quick access to Antelope Island State Park, Thurston Peak, and downtown Ogden, home of Weber State University and numerous museums. The city is also home to Crane Field Golf Course, several parks, and a variety of local, family-owned restaurants and other businesses. Finally, the city is conveniently located less than 40 miles from Salt Lake City International Airport, which offers many nonstop domestic and international flights. Residents comment that the community has a small town charm, but is only 20 minutes away from big city activities or the great outdoors.
Hooper’s central location, low crime rate, small town feel, and opportunity to own or rent a new home in a growing community make it an incredibly attractive place to live. Given the city’s current pace of growth and development, new amenities and community features are sure to increase in the near future.
